Koolani, built in 2006, is a 48 story mixed-use luxury condominium located in the Ala Moana “superblock”. Crescent Heights, a Miami-based developer, built the project in collaboration with JH2 Architects and Hawaiian Dredging Construction Company, Inc.
The building features 370 luxury residences and 18,000 SF of commercial space which is currently housed by Island Club and Spa, a private membership premium fitness club and Spa (which are discounted to residents of Koolani).
Koolani has a large well-maintained recreation deck and one of the finer amenity packages in Kakaako, especially for a 10+ year old building. Amenities include:

There are 370 residences at Koolani and most floors consist of a mix of 2 and 3 bedrooms only. No 1 bedrooms or studios. There are 9 units per floor (six 2-bedrooms and three 3-bedrooms) serviced by 4 elevators. Residences are a spaciously sized and include square footage of 1,151 – 1,162 SF for 2 bedrooms and 1,374 – 1,392 SF for 3 bedrooms.
Original finishes are high quality including granite kitchen countertops, marbile vanities, and marble tile in the baths, kitchen and foyer. The European-style cabinetry is also a nice touch along with Viking appliances and gas burners for cooking in the kitchen. Master bedrooms feature nice walk-in closets. Master bathrooms have free-standing showers separated from deep bathtubs.
Lanais are not a feature for most units, only some of the higher floor residences have them. The floor to ceiling glass windows open wide which help, but you can’t help feeling it would feel more complete with at least a small lanai.
Most units at Koolani are South West facing ocean/sunset views. Directly in front of the building Ala Moana and Auahi street are visible and while there are ocean views now, there is a growing concern for the future as most people suspect that Howard Hughes will build something in the lot directly in front of the buildings orientation eliminating much of the ocean views.
The 2 units to the rear have mountain/city views.
Like its “superblock” neighbors, Koolani sits atop prime Kakaako location and stands to benefit greatly from the continued development of Ward Village which it spearheads. While technically not part of the condo, Kolowalu Park is basically the front yard for Koolani residents and has a huge green space and playground for kids to run amok. There is a Biki station located at the ground floor and is a convenient option for those wanting to ditch the car for the day. Ala Moana Center and Ward Village Shops are a 5 minute walk. Whole Foods and Foodland Farms provide walkable fresh grocery options. Ala Moana Beach Park is also a 5 minute walk for beach access.
