"Ko’ula" is the newest high-rise condominium development by Howard Hughes in the Ward Village development of Kakaako. Ko'ula will be directly adjacent to the Central Plaza, a key feature of the master planned community which will add green space, elevated walk-ways and areas for activity such as weekly yoga classes, a farmers market, outdoor movies, and live Hawaiian music and hula performances.

The 41-story high-rise building will feature 570 units and consist of studios, 1, 2 and 3 bedroom residences. Units will vary from 300 square feet up to 1,500 square feet. The residential lobby will be located on the second floor which will leave the entire ground floor for commercial space including 58,300 square feet of brand new dining and retail to be added to the community.
It is still unclear whether or not Howard Hughes will make a small number (64) of residences available at Ko'ula through the HCDA's "Reserved Housing" program.
As with most Howard Hughes developments (Anaha, Waiea, A'ali'i, Ae'o) there will be a full set of luxury amenities.

Ko'ula will have many of the features that has made their previous developments so popular.
Landscaping around the amenity deck will be generously planted to help create a calm atmosphere and decrease trade wind flow onto residents.
The "Great Room", a common space for residents to enjoy the views of Central Plaza and the Ocean. Expected to serve fresh coffee daily and provide space for buildings residents to interact and relax.
"Ko'ula" actually refers to red sugar cane that used to be grown in Kakaako and is reflected in the columns that spiral up the building facade. These columns create privacy between adjacent units and decrease wind flow and noise.
One of the coolest features of Ko'ula. The lobby will be located on the second floor, above the palm trees and overlooking Central Plaza and will feature retractable glass walls to create an open air lobby. The first of its kind for a residential tower in Honolulu.
Turn key furniture packages will be available for all residences at Ko'ula in multiple designs, light and dark. From dining table down to forks and spoons.
