Ulana at Ward Village condo development was announced in conjunction with The Park on Ward to be the eight and ninth planned buildings in the Howard Hughes master plan for Ward Village. Perfectly positioned on the Ewa side of Ward Ave, Ulana will feature a dual building layout with a residential tower and separate parking building. Ulana will satisfy the developers HHFDC reserved housing requirements for both Koula & Victoria Place and offer reserved units for residents who qualify. Based on application plans it seems possible to have over 400+ HHFDC units at Ulana.
Ulana is still in the early announcement and planning phases by developer Howard Hughes Corp and sales are expected to begin in Q2 of 2021 and the construction will begin once Koula Q3 2022 and Victoria Place Q4 2022.
One of the major benefits to this planned development is the "resident only" park. The plans showcase a 40,000 sq.ft park which is accessible to residents only. Take a look at the proposal rendering:
As you can see, the theme for the next round of Howard Hughes projects are highly focused on accessible green space and park like amenities.
As for building amenities, it is far too early in the development process and Howard Hughes Corp. has yet to release any specifics. However, a similar project Ke'Kilohana has integrated some unique amenities such as sky terraces, gym, and community workspaces/lounges which might be some of the proposed amenities we expect to see at the upcoming Ulana condo development.
Ulana (red outline above) is situated on Ward Ave., in the west end (Ewa Side) of the Ward Village community. Ulana will be connected to the planned Ewa Plaza which sits on the corner of Kamani St. & Auahu St. Ewa Plaza will be an expanded green space which will provide further resident public amenities.
Ulana Ward Village is conveniently located off Ward Ave. a main access point for the H1 free way and Ala Moana Blvd. both which offer easy transport. A short walk away is Kewalo Basin which is a perfect place to take some afternoon strolls or book some water sport activities.
The new Honolulu Area Rapid Transit (HART) rail station will also be located just a couple of blocks away once completed.
Ulana will be a great addition to what is emerging as the best master planned community in Hawaii.
In addition to Ulana and The Park at Ward, Howard Hughes plans to provide some additional community benefits to help the functionality of the whole Ward Village community.
A key addition will be the elevated walkway which will link Ward Village/ Victoria Ward Park with Ala Moana Beach Park and Kewalo Harbor.
This is a key addition - residents will be able to cross Ala Moana Blvd safely and timely and get easily to what matters most in Hawaii - the Ocean!
This project is expected to have plenty of reserved housing units available. This is a great opportunity for a first-time home purchase. You can have a chance to get a "below-market" unit if you meet certain income and housing eligibilities.
