Park Lane Ala Moana, completed in 2017, sets the new standard for “Ultra-Luxury” condominiums in Hawaii and possibly throughout the world. The building is described as a “private, residential resort” and features 219 residences spread throughout 7 inter-connected eight-story buildings.
The buildings are located on the ocean side of the new Ewa wing of the Ala Moana Shopping center and is estimated to have drawn in $1 billion in sales making it one of the most successful and expensive residential projects ever built in Hawaii.
The massive project was built by AMX Partners, LLC which is comprised of Hawaii’s leading residential developers The Macnaughton Group, Kobayashi Group, and BlackSand Capital along with General Growth Properties, whose other notable projects include Hokua, One Ala Moana and Capitol Place.
The architects include internationally renowned Solomon Cordwell Buenz and Benjamin Woo Architects, LLC. The interior design was done by San Francisco based ODADA and Philpotts Interiors.
Amenities
The five-star amenities at Park Lane rival any resort in Hawaii and are without a doubt levels above any other residential condominium on the island.
After entering through the open-air 5th floor lobby level, there lies an expansive amenity deck featuring a club lounge with lanai and fire pits, private wine bar, wine storage room, catering kitchen, dining lounge for private group dinners, conference room, movie theater, package/ dry cleaning storage, mailroom, gated dog park.
The club level one floor up features a 25’ x 75’ pool and spa with bbq cabanas that feature flat screen TVS, dinnerware and utensils all prepared beforehand by staff. Spa areas feature steam room, saunas, massage rooms, outdoor whirlpools, cold plunge pools and a fitness studio with yoga room and outdoor activity areas.
If you have friends or relatives in town, no problem - there are three private guest suites available on premise for a small fee (cheaper than a hotel room in Waikiki. If you are an art connoisseur, Park Lane has installed one of the largest private art installations in the state throughout the common areas.
But what really propels Park Lane to the next level are the services offered by the staff.

Park Lane consists of 219 residences and over 100 unique floor plans ranging from large 1 bedroom units (850 sf) up to 5 bedroom Grand Penthouses (around 6,000 sf). The building is mostly comprised of 2 and 3 bedrooms that average 2,000 sf. All residences come with spacious lanais which average 300sf and have built-in outdoor bbq grills with some even having their own private pool, spa or garden.
Depending on the location within the building, the residences are separated into different categories: Ocean Residences, Park Residences, Island Residences, Courtyard Residences, Sky Residences, and Grand Penthouses.
Makai facing residences are built with a 10 ft ceiling height and contain solid core eight-foot entry doors, expansive floor-to-ceiling, double paned, low e-glass window systems and European oak wood flooring.
In the Kitchen, the appliances are a mix of Sub-Zero and Wolf and come with Caesarstone Quartz countertops.
Master suites contain walk-in closets, unique Euorpean cabinetry, and stone-lined “wet room” designed shower with tub and Toto water closets.
Views
Residences on the 4th floor and above should have unobstructed ocean, sunset and park views of Ala Moana Beach Park. The Ewa facing units might have an angled view of the ocean and park but will also be facing 1350 Ala Moana and Hawaiki Tower.
Location
The location of Park Lane is at the front of the new Ewa wing of the Ala Moana Shopping Center and directly across the Ala Moana Beach Park. It runs parallel to Ala Moana Blvd right before the Piikoi intersection.
There is a private entry way to the parking garage and to the lobby along Piikoi street.
Being attached to the mall gives convenient access to shopping and grocery. Foodland Farms is on the ground floor and provides a delivery service for grocery to Park Lane residents.
The central location is 5 minute drive to Waikiki and a 10 minute drive to downtown Honolulu. Piikoi street can take you straight to the H-1 as well.
Despite being in the middle of urban Honolulu, Park Lane was able to create a truly private and serene space due to it’s private entryways and immaculate landscaping which help to maintain its resort feel and eliminate noise.
